Yes — Structural Integrity Reserve Study (SIRS) required for buildings 3+ stories.
California
1.2 million+ condo units
Yes — full reserve study every 3 years with annual budget updates.
Texas
400,000+ condo units
No state requirement, but many HOAs commission them voluntarily.
Illinois
350,000+ condo units
No state mandate, but the Illinois CPA strongly recommends adequate reserve funding.
New York
200,000+ condo units (plus 500,000+ co-op units)
No statewide mandate for reserve studies.
Washington
250,000+ condo units
Yes — reserve studies required every 3 years for communities formed under WUCIOA.
Colorado
200,000+ condo units
Yes — CCIOA requires associations to maintain adequate reserves.
Arizona
300,000+ condo units
No state mandate for reserve studies, but the Department of Real Estate recommends them.
